When Garrison Builders decided it knew just what it wanted to do with a prime property on Metairie Road in Old Metairie, it set several goals for the project.

First, they wanted to preserve the historic 110 year-old cottage that was on the property, second they wanted to build an outdoor space for dining and socializing, and third, they wanted to improve drainage at the site to the benefit of the whole area.

And that’s why Garrison Builders and Falati Consulting, LLC called QSM

Matt Falati, a professional engineer, designed drainage plans, and specified an ADS Detention system for the property, which is located at 2928 Metairie Rd.

The ADS system, a Stormtech® SC-160LP is made expressly for shallow depth situations, and is designed to remain the first one and a quarter inches of rain on site, before allowing it to flow into an existing DOTD drainage system in the area.

“This enhanced drainage system is a smart solution,” said Falati. 

“It provides on-site storage, meets parish requirements, and allowed us to build out more parking than if we had gone with other options.” 

Steven Stewart, founder of Garrison Builders is also developer on the project, and he agrees with Falati: “we really wanted to preserve the ability to add a maximum amount of parking, and we knew we wanted to be good neighbors, and make conscience and informed construction decisions so we can put the most innovative design solutions into this project. The ADS detention system helps us achieve that goal.”

Designed to meet the most stringent industry performance standards for superior structural integrity while providing designers with a cost-effective method to save valuable land and protect water resources, … the StormTech system is built primarily to be used under parking lots, thus maximizing land use in commercial applications.

StormTech chambers can also be used in conjunction with Green Infrastructure, which enhances performance and extends service life with these practices. The SC-160LP chamber was developed for infiltration and detention in shallow cover applications.

Water is held on site, under the parking lot in chambers, which sit atop a pourer stone base.

Garrison Builders is the general contractor on the project, which is called The Garrison. Stewarts vision is to preserve the natural outdoor beauty of the land by creating a restaurant with an open air wine and beer garden that will be a focal point, and a gathering spot in the heart of Old Metairie.

Falati Consulting, LLC were consulting engineers on the project. 

The Garrison is slated to open in July, 2023.
